Our Start

John McCloskey began the company in 1988 while earning a master's degree from Carnegie Mellon University's Heinz School of Management.

He recognized that meeting customer priorities, especially critical deadlines, was an essential component of his success as a general contractor.

Facilities

In the winter of 2000, J. Francis Company, LLC purchased a 22,000-sq. ft., a 100-year-old soap factory on the North Side of Pittsburgh.

With the help of AIA award-winning architects Loysen and Kreuthmeier, the second floor of the building was renovated using adaptive reuse for the office section. The first floor was turned into a wood shop, enabling J. Francis Company, LLC to have a fully equipped millwork facility.

Project Evaluation

As a design-build firm with architects and designers on staff, we have a minimum job size of $50,000. We only design what we build, and we only build what we design. Our process does not include free estimates, but it does allow for an initial one-hour consultation for projects that fit our parameters.

Just as you are evaluating us to determine if we are a fit for you, we are also evaluating your project to determine if it is an appropriate fit for us. This process must be mutually beneficial for both parties in order to be successful.

According to the National Association of Kitchen and Bath (NKBA), who recently co-sponsored research to track changing patterns in the kitchen, more couples share household duties such as cooking and food preparation. Kitchens require storage space for 800 items or more and people are cooking less from scratch.

  • Traffic spaces – The kitchen triangle also needs to be respected. The relationship between the refrigerator, sink, and stove can make or break a kitchen design. The last thing you want is to have the refrigerator on the other side of an island disrupting the flow of the kitchen while you are cooking.
  • Countertop material and space – There is a wide range of materials that can be used for kitchen countertops today. Stainless steel lends a modern feel to to a stylish kitchen and coordinates with virtually any color. One of the most popular choices for countertops is granite. Honed granite offers a matte finish instead of the tradition polished look, lending a rich and durable look to your kitchen. Many other choices like, glass, concrete, marble, wood, and travertine are available for any look imaginable.

  • Cost – Typically you can expect nearly a third of your budget to go for cabinets and hardware; 14 percent for appliances. The key to staying within budget is to have a careful plan. Take a look at this helpful Kitchen Questionnaire to come up with some kitchen goals.

  • WE CAN DESIGN ANY BATHROOM TO FIT ANY SPECIFIC FLOOR-PLAN.

    One of the most used rooms in our homes today, is the bathroom.  Expectations for the modern bathroom renovation have exploded within the last 20-30 years. The average size of a bathroom in the 70’s and prior was about 50sq ft. The function of bathrooms then was mostly utilitarian. Bathrooms consisted of 1 tub/shower combination, 1 sink and 1 toilet. It was a luxury to have a half bath to accompany the community bathroom in the house. Today we see that the average size of our bathrooms have doubled, 100sq ft, and that’s just the average!

    Many new homes being built and/or remodeled include a master suite which includes a master bedroom and dedicated, adjoined, master bathroom. The size of these “master bathrooms” can be enormous. Trends in home building and remodeling have also seen an increase in the number of bathrooms within the home. It’s not unlikely to see nearly as many bathrooms as bedrooms in some newer homes. The new trend in bathroom remodeling is the idea of bringing the spa into our homes. Newer bathroom projects include many spa-like amenities such as separate bathing tub and shower/steam units, separate enclosed or sectioned-off toilet areas, his and her sinks or even a separated powder room. Bathrooms have gone from a utilitarian space and have evolved into a personal mini spa.
